Questions to Ask Before Hiring A Property Management Company

If you're in the market for a property management company, there are a few questions you should ask the real estate firm in order to get a good match for your needs.

  • What type of property does the company specialize in?
Some management groups might work primarily with the lease or rent of commercial and industrial property sites, such as an office building or warehouse. Others may have more experience with residential dwellings, such as an apartment, condominium, or house.

  • What services do they offer?
Property management companies can include a wide variety of services for your home or building. For example, some may collect rent, screen tenants, and deal with any maintenance issues that may arise. Furthermore, you may have the option of allowing them to help you get the necessary insurance for your property. Other services can include regular inspections, dispute settlements, and pricing options for your real estate. This includes whether you'll lease the building to tenants, or simply rent it. Depending on the services you require, you'll also want to know about the agent's availability to your tenants and how involved you'd like to be in the process.

  • What type of contract is required?
For many companies that a manage property, you'll be asked to sign a contract for the service. Before signing anything, ask about the length of the contract and about any penalties associated with breaking that agreement. You may also want to ask about how the length of your contract affects pricing options, if at all. Always retain a copy of what you've signed for personal and business records.

If you are good at maintenance work, consider becoming a property manager. A property manager is responsible for the upkeep of a building, as well as the landscaping and grounds surrounding the structure.

You might get hired by a real estate firm or a private company. You could be working on residential, commercial or even industrial properties. Most of the time, a property manager is hired to keep up the grounds of a space that is rented. A housing complex, apartment or condo building might also hire a property management company.

On a day to day basis, you will serve your clients by making sure the land or real estate is in top shape. Many of the tenants will be leasing their homes and living spaces, and the company that owns the place must keep it looking aesthetically attractive. Because of this, you can be an essential professional asset to that company. You will make sure the tenants care for their property according to the rules of their lease.

To become a property manager, you should have experience in grounds maintenance. A background in real estate might also be helpful. You should also be good with computers as many of these facilities now use complex computer software to track projects and lease agreements. At many facilities, you may have to start as a maintenance worker or assistant manager before working your way to the top and becoming a property manager.

Whether you are working on a rental property or at a major complex, you will provide the services that many people need. From keeping up the garden to making sure everyone has working heating and air conditioning systems, a property manager has an honorable job one can be proud of.
