Decks and patios are great for increasing your enjoyment of your outdoor space and increasing your home's value. If you are planning to hire a contractor to build a deck or patio, there are a few questions you should ask first.

  • What customized options do you offer?
    If you are having a patio installed, you will want to discuss the different types of construction materials available, so you can select a tile, brick, or cement that matches your home. If you want a deck built, there are many options, like gazebos, pergolas, and stairs, that you may want to include in your plans. If your deck is going around a pool, you may want to choose a custom shape and railings.

  • What type of maintenance will the new deck or patio require?
    Wooden decks may need to be stained, sanded, and power washed. Your contractor should be able to tell you what type of maintenance your deck will require to extend its usefulness. If your deck is around a pool or hot tub you should ask about special waterproofing products you may need to use to protect the wood. Patios also require maintenance, like power washing.

  • Do you offer any warranties?
    If a contractor does not offer warranties, you may want to choose a deck or patio service that is willing to back up their work with a guarantee.

  • How much will it cost?
    It is a good idea to get an estimate, in writing, for the total cost of your outdoor improvement project before hiring a service to build your deck or patio. Ask about any extra fees that may be added later for additional work, so you can be sure that the service is within your budget.

    Building decks and patios falls in the area of construction. Workers need to have the ability to handle manual labor and to enjoy working outdoors.

    Some companies specialize in one or the other. Many do both and also do driveways and walkways. Gazebos and bridges may also be constructed.

    Workers need to know how to handle various materials. Wood is still popular, but many homeowners request composite materials with the same texture.     They may work with other construction contractors on adding a deck or patio to a new building. They may also perform improvements to existing decks such as adding a pool or hot tub. Workers need to be able to work with carpenters building houses or with plumbers laying lines to a pool. They need to understand the specific challenges related to pool enclosures. A knowledge of gardening and plants can also be helpful. Workers need to be able to handle various power tools and machinery to perform tasks from cutting wood to leveling the ground.

    A homeowner may provide their own plans to the contractor or they may expect them to work on the design. Warranties are expected and a contractor may be required to come back and fix problems, or to help with maintenance for the first year or so.

    Working as a deck builder is, like other construction work, physically demanding. It may also be mentally demanding, especially when dealing with homeowners who may have clear ideas as to what they want.
