Although mobile homes suffer from lingering stereotypes, mobile housing communities offer a comfortable and often luxurious alternative to apartment rental. Mobile home communities are often community oriented, with recreation centers and clubhouses, and they are often geared to specific lifestyles, such as active adult or senior citizen. Here are a few key terms that might help you understand the variations of mobile home living:

Trailer Park: A designated area offering permanent or semi-permanent residence for residential trailers. The term "trailer park" is often used interchangeably with "mobile home community," but there are several key differences. While mobile home communities are all essentially trailer parks, not all trailer parks require residential trailers to meed federal HUD standards. Also, mobile communities have amenities such as gas, water and electricity, whereas trailer parks might offer nothing but space to park the trailer. Many manufactured housing communities allow for the permanent installation of the manufactured home.

Mobile Home Community: Also known as mobile home parks or trailer courts, mobile home communities permit mobile home owners to place their home in a designated plot of land. These communities typically provide water, electricity, sewers, trash removal and oftentimes community activities like recreation centers and children's playgrounds.

Manufactured Home: A home that is built in a factory and later installed on a predesignated plot of land. Manufactured homes must meet federal Housing and Urban Development codes.

Modular Home: A prefabricated home that is later installed on a designated plot of land. It differs from a manufactured home in that it is typically installed in sections. While modular homes don't meet federal HUD regulations, they still must adhere to local building codes.

Single Wide: Single wide trailers are residential trailers with dimensions that generally do not exceed 1,450 square feet, and can be towed as a single unit. Zoning regulations of many mobile home communities do not allow single wide trailers.

RV Park: A plot of land where the owners of recreational vehicles can park for a designated amount of time. This is not to be confused with a trailer park, which offers permanent residence.

  • What is the demographic of community members?

  • How safe is the area?
    Mobile home communities aren’t called trailer parks anymore, and living in a manufactured house doesn’t carry the same stigma it used to. That said, any area you move into, even in an apartment complex or traditional neighborhood, is subject to crime.

  • Can I actually buy a house and the lot that it sits on?
    Many communities actually put lots up for sale, and then you can finance the house and land. You will often find these deals in classified ads.

    If you are looking for a place to camp your rented RV for vacation, find an RV park. Rates are broken down by the day, week and month. Or, pay an unlimited yearly fee.

  • Are utilities included in the rent?
    When you move into a mobile home park as a renter, the landowner or management company will act as a middleman between you and the utility companies. Find out what utilities are included in the rent, and how you will be billed.

  • What approvals will I need to do landscaping?
    Ask about how much the manager will allow you to decorate your yard, for example plant a vegetable garden or install a koi pond.
